1. Acceptance of Terms
By accessing or using any services provided by Turn Services LLC (“Company,” “we,” “our,” or “us”), you agree to be bound by these Terms & Conditions. If you do not agree, please discontinue use of our platform and services immediately.
2. Services
Turn Services LLC provides unit turn coordination, vendor management, job dispatching, and scheduling services for property managers and real estate operators in Florida. We reserve the right to modify, suspend, or discontinue any part of our services at any time with reasonable notice.
3. SMS Communications
Program. The Turn Services SMS program is operated by Turn Services LLC, the legal sender of every message.
Opt-in is optional. You receive text messages only if you give affirmative consent on our website by checking the separate, unchecked SMS consent box on the vendor application at goturnservices.com/vendors/apply or on goturnservices.com/vendors/sms. Consent is not a condition of registering as a vendor, of being considered for work, or of any purchase. Registering, onboarding or working with us does not by itself enroll you.
What we send. Recurring automated and staff-written messages about job offers and opportunities, job assignments, schedules, progress and photo requests, QC inspections, payment updates, and two-way conversations about jobs assigned to you.
Message frequency varies based on job activity. Message and data rates may apply.
Reply STOP at any time to opt out; you will receive one confirmation and no further messages unless you opt in again (reply START or check the box again on our website). Reply HELP for help.

Privacy. How we handle your number and consent is described in our Privacy Policy. We never sell or share your mobile number or SMS consent with third parties for their marketing.
Carriers are not liable for delayed or undelivered messages.
Registration does not guarantee job assignments.
4. Vendor & Subcontractor Obligations
Vendors and subcontractors agree to perform all assigned work in a professional, timely, and workmanlike manner in compliance with applicable laws, regulations, and safety standards. You are responsible for maintaining all required licenses, insurance, and certifications applicable to your trade.
5. Payment Terms
Payment terms are established on a per-project or per-agreement basis. Turn Services LLC reserves the right to withhold or adjust payment in the event of incomplete, non-conforming, or disputed work in accordance with the terms of the applicable project agreement.
6. Intellectual Property
All content, software, and materials on the Turn Services LLC platform are the exclusive property of Turn Services LLC or its licensors. You may not reproduce, distribute, or create derivative works without prior written consent.
7. Limitation of Liability
To the maximum extent permitted by applicable law, Turn Services LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of our services, even if we have been advised of the possibility of such damages.
8. Governing Law
These Terms & Conditions are governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law provisions. Any disputes arising under these terms shall be subject to the exclusive jurisdiction of the courts located in Florida.
9. Changes to These Terms
We reserve the right to update these Terms & Conditions at any time. We will notify users of material changes by posting the revised terms on this page with an updated effective date. Continued use of our services following any changes constitutes your acceptance of the revised terms.
